If they do not have this information, take a look at your local property appraiser website and you should be able to pull up previous permits that were pulled on your home including the re-roof. You should also try to find out if the previous roof had a warranty.
How was the previous roof installed? Some older shingled roofs are installed over existing shingles rather than removing the old shingles, underlayment and plywood. This can cause major issues for the home if the shingles are not completely removed and the plywood under the shingles examined for soft spots, rotting, or mold.
If your home has shingles on top of shingles, you should really have your roof replaced. You are almost guaranteed to have water damage, mold and wood rot due to the water being trapped between the shingles.
Walk around on the roof if you can, or hire someone to climb up on the roof and check for wood rot. You can feel the roof from under your feet get spongy or soft. If the roof feels soft, has any type of play when you stand on it, or see areas where shingles are missing it probably means that you have damage to the plywood protecting your home from the outside elements.
It would be a good idea to have a free roofing estimate completed to ensure there isn’t any permanent water damage.
Check the condition of your existing shingles. Shingles are covered by a gravel type material to protect them from the elements. The older the shingles are the more gravel falls off of the shingles leaving them susceptible to holes and leaks.
Take a look at the shingles, the insides of the gutters and even the ground around your home to see how much of the gravel protectant has eroded off. If the shingles look uneven and weathered, it may be time to check out alternatives.
